Final Walk Through Inspection -
A few days before close of escrow, the buyers
or their representative will conduct a final walk through of the premises.
The walk through is not a contingency of the sale, but is to satisfy
the buyer that any repairs agreed to in writing have been completed
and the premises are in substantially the same condition as on the
acceptance date of the contract. As the seller, you are required to
make sure the all utilities (except for the phone and cable) remain
on for the walk through.
Transfer Utilities - We suggest that you contact your local utility provider to determine the best way to
transfer services into your name. It is usually easier for the buyer to have
the services transferred into their name than to start new service after the
utility provider has disconnected service.
Intermountain Gas:
Buyer should call 208-377-6840 to transfer service.

Idaho Power: Buyer should call 208-388-2323 to transfer service.

Close of Escrow The Title Company will receive
instructions and prepare the documents for closing. Just prior to
the closing date, they will provide a Closing Statement that
summarizes the financial details of the transaction. You should
examine the document carefully to be sure it is accurate. At the
closing, which may take place at the title company's office, the
title company will have you sign the final documents. Once both
parties have signed, the title company will record the deed and
disburse funds to the appropriate parties. Once the deed has been
recorded, the buyer becomes the new owner.
