Listing on Intermountain MLS - $299

The days of “MLS only” listings in Idaho are going away as the Idaho Real Estate Commission starts to enforce the minimum service law passed in 2007. Idaho law requires brokerages and licensees to perform reasonably necessary and customary acts typically performed by real estate licensees in assisting a transaction to its closing or conclusion. It is our duty and obligation to perform these acts when assisting a buyer or seller in the sale or purchase of real estate. Under Idaho Real Estate License Law, these duties are mandatory and “may not be waived or abrogated, either unilaterally or by agreement.”

There are brokerages that still provide "MLS only" listings, but we believe it is in our customer's best interest to strictly adhere to the Idaho Real Estate License Law and Rules. Required Minimum Services

25.00 for each written communication with Buyer or Buyer’s agent on Seller’s behalf
50.00 for the presentation of each offers, counter-offer or addendum to Seller
50.00 for the preparation and transmittal of each counter-offer or addendum to Buyer
50.00 for the coordination of each appraisal or reappraisal
50.00 for the coordination of each inspection or re-inspection
150.00 to renew or extend listing
150.00 for coordination of escrow and closing

Optional Additional Services

Showcase Listing on Realtor.com - $50. Place up to 10 photos of your property on Realtor.com along with a custom headline and description that will help you promote the best features of your property.
Electronic Lockbox Rental - $125. Seller must complete electronic lockbox rental agreement.
Two-sided metal yard sign - $100.* Customers outside the local area must purchase sign directly from one of our approved suppliers. Signs may be purchased at cost, plus shipping charges, the frame is not included.

Full Service
